Identify the target group based on the property
Whether you are selling a flat or a house, it is important to ask yourself the following basic question in advance: For which group of buyers is my property suitable? Prospective buyers come with their own expectations of a suitable property in different life circumstances and stages! Therefore, not every property can be sold universally to all conceivable groups of buyers.
Some of the most important clues for selecting the right target group are, for example, the living space, the location and the nature of the property. With this information, it is possible to draw initial conclusions about the age group and marital status of suitable prospective buyers. Here is a simple example: a rather small flat close to the city centre might appeal to younger single people, while a larger house with a garden in a tranquil location on the outskirts of the city might appeal to families.
Likewise, the district in which the property is located has a significance: every residential district is linked by buyers with very specific associations and so this factor can also be decisive for the selection of the target group. In a further step, the evaluation of your property's amenities is also crucial. For example, if your flat is on a higher floor and there is no lift, seniors are largely excluded from the possible target group. A house with steep stairs or many rooms is also usually less attractive in old age. In addition, the individual "nooks and crannies" of your property are important - charm, character as well as prestige, for example through an interesting history, are important aspects for further narrowing down the target group.
Generally speaking, it is above all higher-income population groups or wealthy people who will buy a property. There are also some important differentiations for the sale of houses and flats.
The right target group for your flat sale
If you are selling a 2- to 3-room flat, economically secure single people and couples without or with one child represent a promising group of prospective buyers. This group of buyers is also suitable for properties near the city centre.
Depending on the living space, you can also target young families with children for properties in this category. In this case, the flat should ideally have at least four rooms to ensure enough space for the offspring. The preferred location for young families, on the other hand, tends to shift towards the outskirts of the city, with the surrounding infrastructure and accessibility to schools, daycare centres, recreational areas and leisure facilities being core criteria.

The right target group for your house sale
If you want to sell a house, you should focus more on families with children than on flats. Unsurprisingly, they are by far the largest target group here, especially because they have an increased need for living space and often also the desire for their own garden. This is also particularly suitable for pets, which can hardly be kept in small flats. Analogous to family flats, the immediate surroundings are of particular importance for houses. The focus here is on proximity to educational and care facilities as well as parks, playgrounds and recreational areas. For houses, too, the outskirts of the city are considered an extremely popular location.
