Surrounded by Perlacher Forst and the Isar meadows
Today I introduce you to Harlaching, one of Munich's most beautiful districts. This south-eastern part of Munich lies between the Isar river and Perlacher Forst. Harlaching belongs to the 18th district of Untergiesing-Harlaching, which has about 53,000 residents. About a quarter of the 806 hectares of total area consists of green spaces and green areas as well as sports facilities.
The lifestyle in Munich-Harlaching can be described as 'enjoying nature and city life at the same time'. With the adjacent Perlacher Forst and the Isarauen, Harlaching has two of the most attractive recreational areas in Munich. And to enjoy the advantages of the city centre, the journey feels like a stone's throw. By underground, for example, you can reach the main station in less than 10 minutes.
I was born in Harlaching, attended the Theodolinden grammar school, live here and love this district. The special thing about Harlaching for me is the good air, the peace and quiet and the noticeable normality and friendliness of the people. By the way, you will find Isar Estate's shop and offices right next to the Hofpfisterei bakery at Armanspergstraße 2, on the corner of Naupliastraße.
Living near Perlacher Forst
It is wonderful to wander through the many smaller forest paths of Perlacher Forst, walk the fitness trail or, in fine weather, hike up Perlacher Mugl and enjoy the fantastic view of the mountains. With its area of 13.36 square kilometres, Perlacher Forst is also rightly called Munich's lungs. The Vollmarpark and the spacious green areas at Athener Platz and Griechenplatz also invite you to linger and play. Tennis enthusiasts can rent well-maintained clay courts from the end of March to October at the Tennis Kail, which has been in existence for what seems like an eternity. The tennis courts are located directly at the 'main entrance' to Perlacher Forst, at Säbener Platz.
Housing quality in the Perlacher Forst area
The residential area, which stretches from Mangfallplatz to Harlachinger Krankenhaus along Perlacher Forst, is a colourful mix of detached single-family houses, semi-detached and terraced houses, and apartment buildings. The majority of this residential area is classified as a 'very good residential location' in the Munich rent index. The special charm of this Harlaching residential area lies in the immediate vicinity of Perlacher Forst, the proximity to schools and kindergartens and the ideal public transport links via the underground station at Mangfallplatz.
Living in Alt-Harlaching
One of Munich's most exclusive and expensive residential areas is located in the Alt-Harlaching area on the banks of the Isar River. Alt-Harlaching has an enormously high recreational value: cycling, walking or jogging are a real pleasure here. The beer garden at the Menterschwaige estate is located directly on the high banks of the Isar and invites you to stay and enjoy a happy get-together. The Bavarian King Ludwig I is said to have particularly appreciated this place and to have had a love nest with his lover Lola Montez in the 'Lola Montez House' adjacent to the Menterschwaige estate. The Italian restaurant Trattoria Antica Nuova also has a very beautiful garden, which faces directly onto the high bank of the Isar. You can quickly get from the high bank down to the Isar and can play sports, swim and barbecue there or start a long hike along the Isar. The Hellabrunn Zoo, nestled in the nature reserve of the Isarauen, is another nearby attraction for families.
Residential quality in the area of the Isarhochufer
The garden city of Harlaching and the Menterschwaige villa colony were the first major building projects in Alt-Harlaching. Here you can still find some beautiful stately villas with old trees from the early 20th century. These buildings are mostly listed gems for all those who appreciate the special charm of high-quality old buildings. Extraordinary modern luxury properties are also being built in this area time and again. Not surprisingly, Alt-Harlaching is one of the absolute top residential areas and is among the top price levels for renting and buying a property in Munich.
