Isar Estate, your real estate agent in the south of Munich, is based in Harlaching. The municipality of Grünwald, with its approximately 11,000 residents, directly adjoins this southernmost district of Munich. We know the Grünwald real estate market and its peculiarities in detail and are the right contact for you for all real estate questions.
If you intend to sell your property, we put it in the right light right from the start. We create a worthy market presence for the sale of your house or flat with a sophisticated image and text language. We think through every detail. As estate agents specialising in the marketing of high-quality houses and flats, we demand the highest standards of unique quality from ourselves. We are only satisfied when you confirm that you are enthusiastic about our service.
We love what we do and are always thrilled anew to get to know a house or flat with an outstanding location and architecture and to market it professionally. Especially with high-quality houses and in the market segment of luxury properties, prospective buyers have very high expectations when buying. Here, it is rarely just about hard facts such as location and the number of rooms. Rather, factors such as lifestyle, image and prestige play a decisive role.
Even for a seller's market like the one in Grünwald, where real estate offers are scarce, the motto for a successful sale at the optimal price is: All components in the marketing process should be perfectly coordinated. Because even small mistakes often mean sensitively high financial losses in the sale.
Many properties, especially in the luxury segment, have their own character, a special personality. It is important to highlight their strengths for prospective buyers. In other words, every villa, house and flat has characteristics that attract a specific target group that is best suited for purchase. Therefore, it is an enormously important step in marketing a property to determine the target group precisely. We use our experience to draw up the profile of the right buyers for your property in Grünwald.
We look forward to tackling your project for change in your life together with you and professionally implementing the agreed strategy for you. In general, we have a lot of positive energy ready for you. True to our motto 'Conveying High Values', we will certainly act in your best interest and maintain a cordial approach at all times.
We offer you:
Isar Estate provides a well-founded valuation for your property in Grünwald. In the case of owner-occupied detached houses and semi-detached houses, the value is usually determined using the asset value method. In the case of luxury properties, other factors such as the image and prestige of the house play an important role in the value of your property.
Based on the result of the valuation, we propose a sales price that appreciates all aspects of your house or flat as well as the real estate market.
It is certainly interesting to see the online estimated value of one's property online and free of charge. We offer you this possibility via our online tool, so that you can quickly get an overview of the possible range of the value of your property.
Please note for your information that this initial overview cannot replace a precise valuation by an expert such as Isar Estate. As your real estate agent for Grünwald, we will be happy to provide you with a detailed price determination in person.
Grünwald has a population of around 11,000 and is made up of both long-established residents and those who have moved here over the last few decades. The charming town is home to many celebrities from the fields of culture, sport and entertainment. Grünwald is characterised by the relaxed and cordial interaction of all its inhabitants. The city centre of the Bavarian capital is only about twelve kilometres away from Grünwald. The advantages of country and city life can thus be ideally combined.
The municipality offers families an excellent infrastructure. There are an exceptionally large number of kindergartens, a primary school, a grammar school and many attractive sports and leisure facilities. Above all, the beautiful Isar meadows, the Isarhochufer and Grünwalder Forst further enrich the standard of living with their magic.
It is certainly no exaggeration to describe the market for real estate in Grünwald as very tight. The location is very sought-after and only a few properties from the existing stock are sold. The municipality is rather restrictive when it comes to building permits, so there is also a low supply of new construction projects. For high-end houses and flats as well as luxury properties, prices reach almost the same level as in the best locations in Munich. Property in Grünwald has a high value. The most expensive residential locations are on the west side directly on the high banks of the Isar and to the east on the edge of Grünwalder Forst.
The majority of properties are detached houses and semi-detached houses. They account for around 70% of all properties in Grünwald. The proportion of commercial properties is surprisingly high, at almost 20%. This is due to the municipality's attractive assessment rate for calculating business tax. Apartment buildings are only represented by around ten per cent, whereby a flat in Grünwald usually has at least three rooms and a living space of 100 square metres or more.
The philosophy of our service is that you, our clients, are at the centre of everything at all times. With our guiding principle of 'conveying high values', we will act for you economically in your best interest and always maintain a cordial approach. As your estate agent for Grünwald, we offer you a free consultation with valuable tips for successful property sales.
We look forward to getting to know you.

The municipality is located in the south of Munich and is one of the most exclusive residential areas in the region. Grünwald is the wealthiest place in the district of Munich. The old-established Grünwalder as well as celebrities from the fields of sport, culture and entertainment live here in equal measure. Thus, real estate there also has its special value and the supply is traditionally very scarce. When selling privately, even in sought-after residential areas, many mistakes can be made throughout the sales process. A common mistake, for example, is to estimate the value of one's own property too low or even too high. Both misjudgements have negative economic consequences for the seller. A professional valuation by an experienced real estate agent can remedy this situation. Isar Estate is happy to accompany your property sale with a personal, clear and transparent strategy.
The location, year of construction and living space of a flat are important factors in determining the rent. Likewise, any furnishings and the possibility of using green areas play a role. A generally valid assessment of the rental price of your property in Grünwald is not possible without knowledge of these details. Therefore, you are welcome to use the opportunity to have our experts determine the rental price for you.
Grünwald is a luxury suburb of Munich with many stylishly built houses. Thanks to its very well-developed infrastructure and proximity to nature, the community of around 11,000 inhabitants has an excellent reputation. It is no wonder that living in Grünwald is highly sought after. This is also reflected in the property prices. The average purchase price for existing flats is now close to €9,000/m², while the average price for houses is around €11,250/m². For luxury properties, the prices are much higher.
The community borders directly on Harlaching, the southernmost district of Munich. Grünwald is about 12 kilometres from the city centre, which can be reached by car in about 25 minutes. The A99 motorway ring road is also only about 10 minutes away by car via Oberhaching. The tram, line 25, has been connecting Grünwald and Munich for more than 110 years. The tram runs from the terminus at Derbolfinger Platz to Wettersteinplatz in less than 20 minutes, from where you can reach the city centre in a few minutes by underground. Two buses, lines 222 and 271, connect Grünwald with Höllriegelskreuth in Pullach, with a journey time of about 10 minutes. From Höllriegelskreuth, Munich's main railway station can be reached in about 20 minutes via the S-Bahn, line 7.
