To ensure that the sale is smooth and convenient for you, we take care of every single step:

    3

Next, we take care of the professional photography of your property and the creation of a meaningful exposé.

    4

We make the pre-selection of interested parties, take over the inspection management as well as the verification of the buyers.

Finally, we prepare the notary appointment, accompany you to the notary appointment and support you in preparing the handover of your property.

    6

After the purchase price payment has been received in full on your account, we take over the handover of the property to the buyer for you.

So we are at your side throughout the entire sales process with our strategic approach and in-depth knowledge of the market. With us as a regional real estate agent in Giesing, you are in the best hands.

    Professional valuation of your property

Professional valuation is the basis for a successful property sale. The actual value of your property depends on many different factors, such as location, condition and equipment. But emotional aspects such as prestige or image also have an impact on the selling price.

At Isar Estate, we take care of the detailed calculation of the current market price of your property. In doing so, we apply the tried and tested methods for determining the value of real estate. In the case of single-family houses, for example, the so-called asset value method is usually used, and in the case of flats, the comparative value and/or capitalised earnings value method.

We would like to invite you to use our free online tool in advance. In just a few clicks you can get a first rough estimate of how much your property for sale is worth.

How accurate is the market value in an online valuation?

The online valuation can give you a rough estimate of how much your property in Giesing is currently worth. However, it in no way replaces a professional valuation by an experienced estate agent. With our detailed market knowledge, we correctly classify all value-relevant factors and let our experience and expertise flow into the determination of the optimal market price. Feel free to contact us if you would like to know what your property is currently worth.

Living in the Munich district of Giesing

Located in the south-east of Munich, Giesing is one of the most diverse and varied districts of Munich. It is made up of the districts of Obergiesing-Fasangarten and Untergiesing-Harlaching. Obergiesing is found on the Giesinger Berg, while Untergiesing extends into the city as far as the Isarauen.

Originally founded in 1818 as a village located just outside the city of Munich, Giesing was incorporated into Munich in 1854. Especially in Obergiesing and along Tegernseer Landstraße, housing for workers was built, which shaped Giesing as a working-class district for a long time. Even today, individual historic craftsmen's cottages lend the district a village character. The imposing Holy Cross Church marks the beginning of Obergiesing and is considered one of the district's landmarks.

Giesing is considered an urban area where life is quiet and tranquil. Charming pubs and small boutiques invite you to linger. With around 25 per cent green space and five hectares of water, Untergiesing is one of the districts with the largest recreational share. Between the Rosengarten, Auer Mühlbach and the Isarauen, you can relax on a long walk or do some sport - far away from the urban hustle and bustle and yet right in the centre. But a walk through the Ostfriedhof is also worthwhile. Here lie the graves of numerous famous personalities such as fashion czar Rudolph Mooshammer, pop star Rex Gildo or footballer Rudi Brunnenmaier. In the neighbouring district of Thalkirchen, guests young and old can visit the famous Hellabrunn Zoo with over 750 species of animals.

Football plays an important role in Giesing: the Grünwalder Stadium, built in 1925, was completely rebuilt after its destruction during the war and is still the third largest football stadium in Munich. The training ground of Giesing's parent club TSV 1860 München is also only about 15 minutes' walk from Grünwalder Stadion.

Giesing leaves nothing to be desired in terms of infrastructure. You can reach the city centre in no time by public transport. The underground lines U1 and U2 connect Giesing directly to the city centre. Munich-Giesing station, usually called Giesinger Bahnhof, serves as a transfer station between the S-Bahn lines S3 and S7 and the U-Bahn line U2.

    Property prices in Giesing

For a long time, Giesing was one of the cheaper residential areas in the Bavarian capital. However, due to the increasing demand for housing and numerous redevelopment projects, sales prices and rents have been showing a massive upward trend for several years.

The centre of the district is predominantly characterised by condominiums and sought-after refurbished flats in old buildings. On the outskirts of Giesing you will also find detached, semi-detached and terraced houses.

In 2021, buyers paid an average of around 9,200 euros per square metre of living space for an existing flat, with prices mainly ranging from 7,500 to 11,000 euros per square metre. The prices per square metre for a new flat were well over 10,000 euros for most new buildings.

Questions and answers about real estate in Giesing

What rent can I expect for my property in Giesing?

The rental price depends on many factors. In particular, the location, the year of construction and the furnishings are important for determining the rent of your house or apartment in Giesing. It is also important to observe the legal requirements of the so-called Mietpreisbremse (rent brake). The maximum permitted rent can be calculated using the qualified rent index of the city of Munich.

What selling price can I achieve for my apartment in Giesing?

The days when Giesing was one of the most affordable residential areas in Munich are long gone. In 2021, existing apartments cost an average of €9,200 per square meter of living space. The price range was mainly between €7,500 and €11,000. Newly built apartments cost well over 10,000 euros per square meter of living space. In prime locations, prices of over 15,000 euros per square meter of living space were called for.

How have real estate prices in Munich-Giesing developed in recent years?

Property prices in Munich-Giesing have risen by around 25 percent in the last three years. While the average price per square meter for existing properties in Giesing was still around €7,450 in 2019, property buyers now have to expect an average of €9,300 per square meter.

How good are the transport connections in Munich-Giesing?

The Munich-Giesing district is optimally connected to the public transport network. With the U1 and U2 subway lines, you can reach the city center around Sendlinger Tor Platz and the main train station in five to ten minutes. Via the S-Bahn station Giesing, you can quickly take the S-Bahn lines S3 and S7 to the Ostbahnhof or to the southeastern Munich area. Streetcar line 25 not only connects the districts of Untergiesing-Harlaching with Obergiesing, it even covers the entire north-south route from Grünwald to Au-Haidhausen. In addition, Giesing is located in the middle of the Mittlerer Ring. Thus, you can quickly reach Bogenhausen and Schwabing by car from Candidplatz via the Chiemgaustraße eastern bypass. The A8 freeway in the direction of Salzburg can also be reached quickly.

What can be said about the quality of living in the Giesing district?

Giesing shines in particular due to its diversity. With its proximity to the Isar meadows, the city center and the southeastern outskirts of Munich, Giesing forms a transportation hub in the southeast and is correspondingly popular. While in Untergiesing many renovated old buildings are offered as upscale properties, parts of Obergiesing are often still dominated by mid-range and simple residential locations. On the southern edge of Giesing, there are also some single-family homes and row houses. In some locations that were originally intended for commercial use, the use has been changed to private residential purposes in recent years. For example, new construction projects have sprung up at Agfa Park and the former Osram site.
