Nature lovers will quickly fall in love with this semi-detached house full of character. The unique view of the grassland awakens the feeling of freedom and closeness to nature. At the same time, Grünwald's excellent infrastructure is very close, with the town centre only a ten-minute walk away.
The independent entrance conveys the flair of a single-family townhouse. The house offers spacious, light-flooded living and sleeping areas. From the large living/dining area with cosy tiled stove, the two very good-sized bedrooms and the two south-west balconies you have an indescribably beautiful, unobstructed view of the grassland and the forest. The upper south-west balcony can be closed off with windows if necessary and can thus also be used in bad weather. A third room on the east side on the upper floor serves as an additional bedroom or office.
The house offers valuable usable space. A large, bright room in the basement is above ground due to the slope. It has plenty of daylight thanks to the normal-sized windows. There is a separate, additional entrance door for this area.
The charming barn, which directly adjoins the house wall and has a room height of up to five metres, offers a lot of light and space for the development of further design ideas.
Many nature lovers will not miss a garden, as the grassland and the adjoining forest are only a stone's throw away.
The following modernisation measures were carried out in 2005:
- Parquet floors on the upper floor
- Bathrooms on the upper floor
- Guest WC on the ground floor
- electrical installation
- New window seals throughout the house
- Restoration of all interior doors
- Electric garden gate & electric driveway gate
- Electric garage door
The total living and usable area is approx. 208 m². In addition, the attic, which can be accessed via a pull-out ladder, offers approx. 50 m² of comfortable storage space. From the garage, which is equipped with an electric sectional door, you can go directly into the house.
The house is connected to the environmentally friendly geothermal district heating of the Grünwald municipality.
The property is in a well-maintained condition and will be vacant by 01.08.2021 at the latest according to the lease termination agreement.
The state-recognised resort Grünwald, with its approx. 11,000 residents, is probably Munich's most popular posh suburb. Grünwald adjoins the Munich district of Harlaching directly to the south and is only about 12 kilometres from the city centre of the Bavarian capital. The supply of open space in Grünwald is very scarce and building areas can hardly be designated. Thus, the existing property stock has enjoyed continuous increases in value for many years.
Grünwald's population is made up of long-established Grünwalder and residents who have moved in continuously over the past decades - including many celebrities from the fields of culture, sport and entertainment.
The outstanding infrastructure is particularly noteworthy. The municipality of Grünwald offers a large number of kindergartens and crèches and in recent years has been able to meet all requests for a demand-oriented childcare place very promptly for the most part. The nearest kindergarten and also the Grünwalder Gymnasium are only about a 12-minute walk or four minutes by bike from the property. The primary school is about a 15-minute walk and five minutes by bike. Other grammar schools as well as secondary and intermediate schools are located in the neighbouring districts of Munich.
The tram to Munich with the traditional line 25, which is about a ten-minute walk away, many grocery shops, restaurants, the Grünwalder Schlosspassage shopping centre and a large number of doctors and pharmacies round off Grünwald's excellent infrastructure.
Grünwald also has a lot to offer in terms of sports. For example, you can play football, tennis, basketball, volleyball, hockey and baseball in the leisure park and ice skating in winter. There is also a modern indoor swimming pool with sauna facilities, a climbing tower and a playground for children.
Grünwalder Forst with its attractive forest adventure centre, the Isar meadows and the Isar high bank are further highlights for varied leisure activities.
Golfers can easily reach the golf course of the Münchener Golf Club e.V. Straßlach-Dingharting within about ten minutes by car or 20 minutes by bike. Lake Starnberg and Lake Tegernsee are about 30 minutes away by car, the skiing area of Lenggries about 45 minutes.
- Large living/dining area (approx. 35 m²) with cosy tiled stove.
- Three light-flooded rooms on the upper floor (approx. 17, 15 and 14 m²)
- Three very nice balconies with a view of the grassland
- Two bathrooms with shower, one additionally with bathtub
